Rent Collection

Tired of dealing with the hassle of rent collection? Your residents have the option of making their rent payments online by ACH or credit card. Likewise, our payments to you each month are electronically transferred directly to your bank account. Trips to the bank: a thing of the past!

Online Access

Want to pull a copy of the lease your tenants signed? See copies of your invoices or review your financial reports on demand? Our online owner account allows you to do this and much more. Spend less time tracking down paper files with the peace of mind that everything is stored securely online and a mouse-click (or finger tap) away.

Marketing

We create beautiful and descriptive property advertisements and post these online with the top rental sites including Craigslist, Zillow, Trulia, HotPads and many more. We also post on the popular social networks including Facebook and Twitter. Showings

Our technology responds to all online prospects 24/7 and allows them to schedule showings without ever picking up the phone. Should they decide to call, our leasing line answering service offers extended hours 5am to 8pm on weekdays and 9am to 5pm on weekends. Our systems increase showings for your property by 25% and means higher quality renters and lower vacancy!

Inspections

Our move-in and move-out inspection process is intelligently designed to protect your property with HD video and pictures. In addition, once every lease term we will perform an interior safety & maintenance inspection so that we can detect problems before they get out of hand. Our goal is to protect your investment.

Maintenance

We accept and respond to maintenance requests online and by phone. We have an in-house maintenance staff for ultra fast response time and have well established relationships with the best vendors in Chico. We answer emergency calls 24/7 so you can rest easy knowing everything is taken care of.

Evictions

Getting rid of bad tenants shouldn′t be what keeps you up at night. When we place tenants in your property our eviction rate is an incredible one half of 1 percent! Should an eviction be needed, we will take care of the entire process and remove the tenant legally.

Legal Guidance

Dealing with fair housing laws, local ordinances and tenant/owner laws is probably not your specialty but

Pet Protection

68% of all American households have a pet and we′ve found that percentage even higher in the Chico community. We know how important pets are to your potential renters but how costly it can be if the wrong pet is allowed in your property. We want to ensure that you can capture this segment of the market and realize the higher rents and quick turnover that they provide. We utilize a 3rd party pet screening service to thoroughly screen all pets that apply to live at your property. We′re so confident in the pets that we screen that we will ensure any that we place in your property and will cover any damage by the pet above the original security deposit*.

Routine Maintenance Inspections

Our staff knows how important it is to see the inside of your property and not just drive by the exterior. Once every lease term we will perform an interior safety & maintenance walk through so that we can detect problems before they get out of hand. Our goal is to protect your investment.

Air Filter Delivery Program

We deliver air filters to your property quarterly at the exact time that your tenants need to replace the air filter. Our filter delivery program extends the life of your HVAC and reduces maintenance and repair work. The best part is, there is not cost to our owners!

Happiness Guarantee

We don’t believe in long term contracts. We want our clients to be happy and not feel locked in. Our contracts are month-to-month, if you’re not happy for any reason simply give us 30 day notice.

Leasing Guarantee

We will guarantee all tenants we place in your property for 12 months. Should a tenant that we place fail to complete an initial term for their lease agreement NO tenant placement fee will be charged to replace that tenant.

In-House maintenance

We employ an in-house maintenance staff who are well trained to handle many maintenance requests. Our in-house maintenance staff means lower maintenance expense for you and quicker response times for your residents.
