Our owners have instant access to all of their data online. Want to pull a copy of the lease your tenants signed? See copies of your invoices? Track the status of work orders or review your financial reports on demand? Our online owner accounts allow you to do this and much, much more. Spend less time tracking down paper files and searching for documents and spend more time with the peace of mind that everything is stored securely online and a mouse-click (or finger tap) away.

We make life easy for your residents. All Blue Oak residents have their own online resident portal. They’re making rent payments (via EFT or credit card), submitting maintenance requests, checking their ledger, viewing copies of their lease and walk-through and even reading important Blue Oak news, all from the comfort of their home! Happy residents mean happy owners!

We create beautiful and descriptive property advertisements and post these online with the top rental sites including Craigslist, Zillow, Trulia, HotPads and many more. Your property is also posted for rent on all the popular social networks including Facebook, Twitter and LinkedIn. Showings & Screenings
We respond to all inquiries about your property and perform showings throughout the week. We conduct thorough credit,
background, eviction, job and rental verifications on all applicants. We make sure the residents are well qualified
for your property before they sign a lease.
Inspections
Our move-in and move-out inspection process is designed to protect your property. Our inspections include typed walk-through reports and detailed photos of every important area of your house. No more illegible handwriting and inconclusive inspections. Residents and owners are all the on the same page regarding the condition of the property at all stages of the lease.
Work Orders
We accept and respond to maintenance requests online and by phone. Our online system means instant notification, progress updates and a paper trail. We are also able to work with maintenance programs already in place for your property. So if you have a home warranty or have a specific handy man you like to use we're on it!
Lease-Ups
Not ready to try out our management services or just want to get your property rented? We also provide lease-up services. Our lease-up service includes all marketing, property showings, applicant screenings and lease signings. We charge a minimal fixed fee and do not get paid until we find a renter that meets your standards!
Electronic Payments
Your residents have the option of making their rent payments online by EFT or credit card. Likewise,
our payments to you each month are electronically transferred directly to your bank account (or mailed
by check if you prefer). Trips to the bank: a thing of the past!
